Semi-custom homes & prefab kits

A starting plan. A complete project.

Explore a selected-plan or kit approach with the whole property in mind. We are developing the Resolution program around focused choices, site planning and coordinated construction.

The package is one part of the project.

Begin with the use and property, then evaluate the package and all work outside it. Comparing only advertised kit prices can leave important costs out of the discussion.

  • Package contents

Identify the exact manufacturer or supplier scope, drawings, structural system, included materials, exclusions, and delivery terms.

  • Site work

Evaluate access, foundation requirements, utilities, drainage, and property-specific constraints.

  • Professional services and permits

Confirm site-adapted design, engineering, permit submissions, inspections, and the responsibilities of each party.

  • Construction and finishes

Define unloading, assembly, installation, weather protection, interior completion, fixtures, finishes, and the work needed for the intended use.

Help shape what comes next.

Our selected-plan and prefab-kit program is in development. You can discuss your property and goals with us now while the plan options, suppliers and package details are being finalized.

We look at the complete project: the package, site preparation, foundation, utilities, construction and finishes. That gives you a more useful starting point than a package price alone.

Your project, step by step

Evaluate the package as part of a complete build.

A useful package comparison includes what is supplied and the work required to make it usable on your property.

  1. Choose the intended use

Start with an ADU, home, garage or shop and the activities the building needs to support.

  2. Authorize a defined review

Use a signed pre-agreement for the property review, supplier coordination and detailed estimating before that work begins.

  3. Compare scope and responsibilities

Review package specifications alongside foundation, utilities, site work, assembly, weather protection and completion. Identify who supplies each part.

  4. Prepare for purchasing and construction

Approve the selected package and finishes, resolve design and permits, and establish deliveries and construction authorization before committing to the build.

Before you begin

Understanding the kit approach.

How can I explore the program now?

Start with a conversation about your property, intended use, size and budget expectations. The program is still in development; specific plans and packages will be reviewed as options become available.

What planning does a kit project need?

The selected package is coordinated with the property, professional design, approvals, utility connections, construction and finishes. We work through those pieces before committing to the build.

A useful first conversation

Compare the complete project, not just the package.

Tell us whether you are considering an ADU, home, garage or shop. Bring the property information and any supplier package details so we can define the planning work needed. Book a 30-minute Google Meet consultation on an available Friday.

Start with a conversation.

Start by telling us about your project. If the next step involves investigation, detailed estimating or planning, we define the services and fees in a signed pre-agreement before that work begins.
