Built around your operation

A space that works on opening day and every day after.

The plan needs to serve your customers, your team and the building. We connect those requirements before the work begins.

  1. Customer-facing spaces

Plan the arrival, reception, service counter, displays and circulation so the space is easy to understand and comfortable to use.

  2. Workstations and support areas

Connect staff work areas, storage, equipment and utility needs. For a salon, that includes coordinating stations and shampoo fixtures with plumbing, power and finishes.

  3. Existing building systems

Review the electrical, plumbing, ventilation and other services affected by the new layout. Coordinate specialist input with the proposed use and design.

  4. Landlord and tenant coordination

Bring property requirements, tenant improvements, shared systems and access into one construction conversation. Define the handoffs and decisions early.

Before the first trade arrives

Plan the move before making the move.

Good preconstruction work connects your business goals to a scope, budget and sequence the team can act on.

  1. Review the space

Define the review and planning services in the pre-agreement before a detailed site investigation. Then review existing conditions, available plans and intended use, including landlord and equipment requirements.

  2. Coordinate design and approvals

Work through the layout, landlord review, professional drawings and permit-related tasks. Track the decisions that affect construction.

  3. Select and prepare

Finalize fixtures and finishes, coordinate equipment information, confirm purchasing responsibilities and plan deliveries.

  4. Build and turn over

Sequence the trades, communicate upcoming impacts and coordinate inspections, walkthrough items and the final handoff.

Commercial project coordination

Keep construction connected to your operation.

The work has to account for the building, the business and the people who share the property. We coordinate those requirements through each construction phase.

  1. Property and agency coordination

Bring landlord requirements, design-team responses, permit reviews and inspection milestones into the project plan. Track the outstanding decisions and who is responsible for each response.

  2. Access and business continuity

Plan work zones, deliveries, customer and staff routes, and utility interruptions around the agreed construction sequence. Review practical phasing before work begins.

  3. Equipment and trade handoffs

Connect equipment specifications and delivery dates with power, plumbing, ventilation, supports and finish work. Give each trade the information needed for its installation.

  4. Turnover and readiness

Coordinate final inspections, equipment-related handoffs, walkthrough items and project records. Review remaining tasks with the owner and the people preparing to use the space.

Planning your project

Questions worth talking through.

Can you help before we sign a lease?

Yes. Bring the property information, proposed use and any landlord requirements. We can discuss the site review and planning work that would help you evaluate the construction needs.

Can our business stay open during the work?

We review the scope alongside your operations. Work zones, customer access, noise, dust, deliveries and system shutdowns help determine practical phases and the working schedule.

Can we bring our own designer or equipment supplier?

Yes. Share the current drawings and equipment information. We coordinate installation requirements, trade connections, dimensions and delivery needs with the project team.

How do you keep us informed?

Your project manager organizes project messages, schedules, photos and decisions in Buildertrend. Upcoming choices and changes are discussed with their effects on the work.

What do you need to start?

The property location, type of business, priorities, available plans, budget expectations and target timing are a useful starting point. We can help organize the next steps from there.

A useful first conversation

Plan your next space around the operation.

Bring the location, landlord requirements, equipment needs and target opening window. We will discuss the review and planning needed before committing to the build-out. Book a 30-minute Google Meet consultation on an available Friday.

Start with a conversation.

Start by telling us about your project. If the next step involves investigation, detailed estimating or planning, we define the services and fees in a signed pre-agreement before that work begins.
