Semi-custom home planning

A starting plan. Considered choices.

A semi-custom approach combines a selected plan with focused choices. We connect those choices to your property, daily routines and the details needed to build.

Understand the difference.

A fully custom home is developed around an individual design. A semi-custom home begins with a defined starting plan and permitted options. A prefab or kit package describes a supplied product scope; it does not necessarily describe a complete finished home.

The planned Resolution program is intended to use selected plans and focused choices. Any permitted modifications, professional work, product specifications, and site costs must be confirmed for the project.

  • Package contents

Identify the exact manufacturer or supplier scope, drawings, structural system, included materials, exclusions, and delivery terms.

  • Site work

Evaluate access, foundation requirements, utilities, drainage, and property-specific constraints.

  • Professional services and permits

Confirm site-adapted design, engineering, permit submissions, inspections, and the responsibilities of each party.

  • Construction and finishes

Define unloading, assembly, installation, weather protection, interior completion, fixtures, finishes, and the work needed for the intended use.

Help shape what comes next.

Our selected-plan and prefab-kit program is in development. You can discuss your property and goals with us now while the plan options, suppliers and package details are being finalized.

We look at the complete project: the package, site preparation, foundation, utilities, construction and finishes. That gives you a more useful starting point than a package price alone.

Your project, step by step

A starting plan, developed into your home.

Focused options still need a complete process for the property, budget and construction. The program remains in development while plans and suppliers are finalized.

  1. Share the property and living brief

Bring site information, room needs, size and budget expectations. Discuss the starting-plan approach and the options you want to explore.

  2. Authorize the project review

Sign a pre-agreement defining site review, plan coordination, estimating, deliverables and fees before project-specific development begins.

  3. Confirm the plan and available options

Review a specific plan, permitted modifications and supplier information. Connect the selected configuration with site-adapted design and professional requirements.

  4. Approve the selections and full scope

Resolve fixtures, finishes and product requirements. Bring the package, site work, utilities, professional services and completion costs into the project budget.

  5. Coordinate procurement and readiness

Assign purchasing, unloading, storage and assembly responsibilities. Confirm approvals, product availability and the construction agreement before mobilization.

  6. Build and complete the handoff

Coordinate the site and building sequence, inspect connecting work and review the finished scope, remaining items and relevant product records.

Our standard before construction

A starting plan still needs a complete project plan.

Fixtures and finishes must be selected and approved before construction begins. Confirm the plan revision, permitted options, any site-adapted design and engineering, and the written construction scope before committing to the build.

A supplier package may cover only part of the work. Identify who provides the foundation, utilities, unloading, assembly, weather protection, interior completion and final fixtures. Coordinate required approvals, purchasing responsibilities, deliveries and written construction authorization.

Know what each choice changes.

A window option can affect openings. A different kitchen layout can affect cabinets, plumbing and electrical work. Review changes with the project team before ordering so the selected plan, supplier information and construction documents stay aligned.

Before you begin

Choosing a semi-custom approach.

Can I change the starting plan?

Any available options and permitted modifications must be confirmed for the selected plan. A change may require revised design, engineering, supplier information or pricing. Review it before ordering or authorizing the affected work.

Does a package price cover a finished home?

Not necessarily. Review the exact inclusions and exclusions, then account for site work, professional services, approvals, utilities, construction and finishes outside the package. The written proposal defines Resolution’s included work.

What should I bring to the first conversation?

Share the property location, intended use, approximate size, budget expectations and any plan or package information you are considering. You do not need a finished design to start.

A useful first conversation

Connect a starting plan with your property.

Bring your site information, space needs, budget range and any plan you are considering. We will discuss the authorized review, available options and steps toward a complete construction scope. Book a 30-minute Google Meet consultation on an available Friday.

Start with a conversation.

Start by telling us about your project. If the next step involves investigation, detailed estimating or planning, we define the services and fees in a signed pre-agreement before that work begins.
